Cowen+Partners are working on a unique single family housing scheme set within a Country Park in Central Bedfordshire. The scheme encompassed a new ‘single family housing’ development focused achieved densities of 35 homes per hectare set within a wider masterplan.
Cowen+Partners achieved the first consent for the site to alter the parameters. A second detailed application was submitted and approved for the central parcel and associated amenity barn.
We took a landscaped-led approach which aims to improve the everyday lives of residents through quality homes and streets. A new country park differentiates the area by providing quality living within beautiful surroundings, as well as acting as a buffer between the site and Houghton Conquest. In addition, landscape corridors enable active travel with opportunities for leisure and relaxation. At the heart of the scheme is a new primary school, with associated playing fields. All of these contribute to internalisation and reducing journey times.

There are 11 different housing typologies, all cost tested, that allow for urban variety across the site. This was achieved through base standardised floor plates but combinations of differing cladding profiles.
