Cowen+Partners won this scheme through its proposition to develop a holistic strategy and approach for BTR in the capital that embodies community creation, social cohesion and a ‘culture of building’. ‘We strive to create homes that people want to move into, stay living in, driving high occupancy levels and stabilisation’.

Unlocking the scheme relied on the team’s ability to manage complex stakeholder relationships between the Local Authority, TFL and the client. We have achieved this against immense viability pressures, developing a schematic that optimises design and operations alongside efficiency and viability. The scheme comprises of 506 units of premium build-to-rent accommodation, 10,000 square foot of flexible office space, artisan retail, new public gyms and cycle pavilions.

The first phase will deliver 312 units, with the second phase delivering an additional units as well as retail and regeneration in line with the North Kingston development brief. Public realm and placemaking are key drivers for the site as well as consideration of the approach to marketing, customer journey, lobbies, staffing and back of house. The units are designed with ongoing maintenance in mind and minimum NDS sized units that are well laid out and designed from the inside out will maximize the rental yield linked to a key understanding of the demographic and competitive assets in adjacency.
