Planning Approval Secured for Plot 24 at Brent Cross Town

Cowen+Partners is pleased to announce that planning permission has been granted for Plot 24 at Brent Cross Town, a milestone that brings forward new retail space, a generous public realm, and a mix of high-quality homes in a range of sizes and tenures across two buildings of 13 and 22 floors.

Working in close collaboration with Related Argent, Cowen+Partners is delivering one of the latest phases of Brent Cross Town — the 180-acre, £8bn mixed-use park town emerging in north London through a joint venture between Related Argent and the London Borough of Barnet. As one of Europe’s largest regeneration projects, Brent Cross Town will ultimately provide 6,700 new homes, more than 50 destinations for retail and hospitality, 3 million sq ft of next-generation workspace for over 25,000 people, three enhanced schools, and 50 acres of parks and playing fields.

Plot 24 occupies a pivotal position at the heart of the masterplan, where a series of key design refinements have shaped an animated centre for the new park town. Our approach has combined technical deliverability with a design-led response to a uniquely complex urban site. Its geometry has informed a distinctive pentagonal tower form, maximising dual-aspect homes and opening views south across local parks and toward central London.

As Brent Cross Town continues to take shape, the architecture of Plot 24 responds to both its evolving built context and the emerging High Street. Positioned at an inflection point, the tower serves as a highly legible wayfinding marker. A strong primary façade grid is articulated in two-storey bays, rising to three storeys at the crown to give the building a clear and confident silhouette. At ground level, the tower establishes its presence through a double-height retail frontage, contributing vibrancy and permeability to the public realm.
