Cowen+Partners is part of the design team for one of West London’s most significant regeneration projects — the transformation of Asda’s ten-acre Park Royal superstore site into a new mixed-use town centre in the heart of the Old Oak and Park Royal Development Corporation area.

Working collaboratively alongside lead architects Pollard Thomas Edwards, Hutchinson & Partners and East, the masterplan proposes up to 1,500 new homes across a series of buildings, including a 35-storey tower, set above a new 60,000 sq ft Asda flagship superstore. The residential element is designed to be car-free, with the majority of homes dual-aspect, maximising light and outlook across the site.

The scheme is rooted in a clear design philosophy: that London’s light industrial landscapes can and should be reimagined as high-quality, people-first places to live, work and play. Situated adjacent to Central Middlesex Hospital and within walking distance of the forthcoming Old Oak Common station — one of the most significant new transport hubs in the country — the site is uniquely positioned to become a new urban quarter for West London.

Sustainability and biodiversity net gain are embedded throughout the proposals, and the design has been carefully phased to allow the existing Asda store to remain operational throughout construction.

A planning application has been submitted to Ealing Council. The project is anticipated to be delivered over a ten-year programme.
