Cowen+Partners joins team behind Landmark Park Royal Regeneration Proposal

We are delighted to share that plans have now been submitted for the comprehensive redevelopment of the Asda Park Royal site in Ealing, a major mixed-use proposal that will deliver approximately 1,500 new homes alongside a new flagship Asda store, community facilities, and extensive public realm improvements.

Working as part of a multidisciplinary design team led by masterplanner Pollard Thomas Edwards, Cowen+Partners has been responsible for the design of Building Parcels B and D, collaborating with Hutchinson & Partners, landscape architects East, and a wider consultant team to create a vibrant new neighbourhood within the Old Oak and Park Royal growth area.

The proposals will transform the existing supermarket, petrol station and surface car park on Coronation Road into a sustainable, mixed-use destination that brings together homes, employment space, retail, community uses and new green spaces. The development is arranged across five parcels, with a series of interconnected public spaces centred around a new town square and community hub.

Designed to support the continued regeneration of West London, the scheme aims to unlock underutilised brownfield land while providing much-needed housing and improved local amenities. The project also targets high environmental standards, having been developed in line with Passivhaus principles and with a BREEAM Excellent aspiration.

The submitted application represents an important milestone following two years of collaborative work with the client team, local authorities and community stakeholders. The proposals will now be considered by the Old Oak and Park Royal Development Corporation (OPDC).
