Outline Planning Applications Submitted for New Sustainable Settlement at Wychavon Town
Summix and Homes England have submitted two major outline planning applications for Wychavon Town. Since 2018, Cowen + Partners have worked on Wychavon Town from Regulations 18 and 19 to validation of the applications in January 2026.
Together, the two applications set out a vision for up to 5,500 new homes arranged around a vibrant and characterful town centre, supported by connected and distinctive neighbourhoods. The proposals place a strong emphasis on low-carbon living, accessibility, and high-quality green infrastructure, creating a thriving and inclusive new community.
The Town Centre masterplan includes approximately 2,100 new homes, alongside around 50 care beds, and a mixed-use Core Town Centre providing a range of services and amenities. These include retail, education, and community facilities designed to support day-to-day living and foster a strong sense of place.
Education is a key component of the proposals, with primary, secondary, and SEND schools located within the Town Centre and supported by sports fields and a comprehensive green infrastructure network. An integrated system of footpaths, cycle routes, and mobility hubs is proposed throughout the development, encouraging active travel, promoting healthy lifestyles, and helping to internalise trips within the new settlement.
